What are floorplan services?

Home measurement services are just what they sound like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement or floorplan service, a certified appraiser takes measurements of your home with a measuring tool — generally a tape or laser measuring device. As they tour the property, they notate the layout of the rooms and other features, like closets, patios, and fireplaces. They might sketch out the property. Then, the appraiser writes up a report and detailed sketch showing the total living area of the home and the general layout. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a measurement or floorplan service needed?

Disputing real estate taxes

Tax records frequently reflect inaccurate area of a property because the values can come from many sources, and sometimes go unproven — which means you may be taxed for more square footage than you have! Unless a certified appraiser has completed a recent appraisal or home measurement service on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a measurement service before attempting to dispute your taxes. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Marketing a home or property

A floorplan service will ensure that you're paid a fair price for your home. Area is one of the biggest factors potential buyers look for when purchasing a house — but since square footage values are frequently estimated rather than accurately measured, your listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price of your home, but possibly even the number of interested buyers. The only sure method of using a definitive GLA when listing your property is to refer to a previous appraisal or measurement service carried out by an appraiser (after any updating that may have affected square footage).

For agents

To ensure that your client's property sells at a price that appropriately reflects true market value, we advise seeking a floorplan service for the property. Your clients, and potential buyers, will be grateful for your scrupulousness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tactic to entice potential buyers because they can review the layout and features of the property before and after a tour.
